Online Estimate for a Home Addition

Home Addition Estimate

A real number for your home addition. Without the back-and-forth.

Answer a few questions about your home and the kind of addition you have in mind. The estimator below will give you a project range based on actual home additions we’ve completed across the Phoenix metro.

No pressure to schedule. No marketing emails twice a day. Just a starting number you can plan from, so you can stop guessing whether you can actually afford this and start figuring out whether it’s the right move.

  • i. A cost range tailored to your specific home and the addition you have in mind, not a generic β€œhome addition cost in Phoenix” ballpark.
  • ii. An estimated monthly payment, if you’d rather think about the project that way.
  • iii. A saved link you can come back to whenever you’re ready to keep planning.

When you’re ready to talk, you’ll meet Scott and Lorrie Hochuli (pronounced Ha-Cue-Lee), the founders. Lorrie joins about three out of four in-home consultations because the design conversation is where the real work starts. If you want the deeper read on what drives home addition costs in Phoenix, our Home Addition Cost in Phoenix page walks through the data, the cost drivers, and the investment tiers in detail.

What's the approximate size of your existing home?
Total finished living space, not including garage. A rough number is fine. The size of your existing home gives us context for how the addition reads against what's already there.
Estate home over 4,500 sqft
Estate (4,500+ sq ft)
A premium estate home with multiple living spaces, 4+ bedrooms, and room for an addition to integrate seamlessly into a larger floor plan.
βœ“
Spacious home 3,000 to 4,500 sqft
Spacious (3,000-4,500 sq ft)
A larger family home with multiple bathrooms, generous primary suite, and dedicated spaces for living, dining, and entertaining.
βœ“
Typical home 2,000 to 3,000 sqft
Typical (2,000-3,000 sq ft)
The most common Phoenix-area home size. Three or four bedrooms, two or three bathrooms, kitchen, living, and family spaces.
βœ“
Compact home under 2,000 sqft
Compact (Under 2,000 sq ft)
A smaller single-family home, ranch, or condo. Two or three bedrooms with focused living spaces. Additions to a compact home often have outsized impact on how the home lives.
βœ“
What kind of addition are you planning?
The type of addition is the single biggest cost driver. A primary suite carries different fixed costs than a guest bedroom, and a second-story addition is a different project than a single-story bump-out.
Primary bedroom suite addition
Primary Bedroom Suite β˜… MOST COMMON
A new primary bedroom with bathroom and walk-in closet, typically 400-800 sq ft. The most common addition we build, and one of the highest-impact moves for a growing family or an aging-in-place plan.
βœ“
Guest bedroom or office addition
Guest Bedroom / Home Office
An additional bedroom, guest suite, or dedicated home office. Typically 200-400 sq ft. Often built without an attached bathroom when an existing guest bath is nearby.
βœ“
Family room or great room addition
Family Room / Great Room
A larger gathering space, family room expansion, or great room addition. Typically 300-700 sq ft. Often paired with a kitchen reconfiguration or expanded outdoor connection.
βœ“
Garage addition
Garage Addition
A new attached or detached garage, often two or three bays. Typically 400-1,000 sq ft. Lower finish requirements bring this category in below other addition types per square foot.
βœ“
Second-story addition
Second-Story Addition
A new second floor built on top of your existing single-story home. The most complex addition type, requiring structural reinforcement, stair placement, and roof reconfiguration. Sized to fit lots where building out isn't an option.
βœ“
Minor bump-out addition
Minor Bump-Out
A small extension to an existing room, kitchen, or bathroom. Typically under 150 sq ft. Useful for adding a breakfast nook, a primary closet, or a few feet to a cramped kitchen.
βœ“
Not sure of addition type
I'm Not Sure Yet
That's exactly what our in-home consultation is for. We'll walk your home, understand your goals, and help you land on the addition type that fits your lot, your family, and your investment range.
βœ“
Roughly how big do you want the addition to be?
Square footage drives the variable cost piece of the project. A rough range is fine. We'll dial in exact dimensions during design.
Major addition over 1,000 square feet
Major (1,000+ sq ft)
A substantial addition that meaningfully expands the home. Typically a primary suite plus family room, a large second-story, or a multi-room ground-floor expansion.
βœ“
Large addition 500 to 1,000 square feet
Large (500-1,000 sq ft)
A full primary suite addition, a large family room or great room expansion, or a generous guest suite with bathroom. The most common Premium-tier scale.
βœ“
Medium addition 250 to 500 square feet
Medium (250-500 sq ft)
A standard bedroom addition, a modest primary suite, a home office with closet, or a family room expansion. The most common Essential-tier scale.
βœ“
Small addition under 250 square feet
Small (Under 250 sq ft)
A modest bedroom addition, a sunroom, or a bump-out. Worth knowing: fixed costs (foundation, engineering, permits) don't scale down, so smaller additions often cost more per square foot than larger ones.
βœ“
Not sure of addition size
I'm Not Sure
No problem. We'll use a typical addition size for your project type as the basis for the estimate. Our team will work out exact dimensions during design.
βœ“
Does the addition include a bathroom?
Adding a bathroom changes the math meaningfully. Plumbing rough-in, fixtures, tile, vanity, and finishes typically add $50,000 to $100,000 depending on whether it's a guest or primary bath.
No bathroom in addition
No Bathroom
No new bathroom in the addition. The new space ties into existing bathrooms in the rest of the house. Most common for family room additions, garages, and home offices.
βœ“
Guest bathroom in addition
Guest Bathroom
A standard bathroom with shower, vanity, and toilet, typically 40-70 sq ft. Common for guest suite additions, second-story additions, and additions designed to function semi-independently from the main house.
βœ“
Primary bathroom in addition
Primary Bathroom
A full primary suite bathroom with walk-in shower, double vanity, water closet, and often a soaking tub. Typically 100-200 sq ft. Standard for primary suite additions.
βœ“
What finish level are you planning for the addition?
This is one of the biggest cost drivers. Most homeowners find that matching the finish level of the existing house produces the most cohesive result.
All-in finish level addition
All-In
Full custom cabinetry, premium natural stone, designer fixtures, integrated technology, and architectural-grade finishes. The Hochuli signature build. Pairs naturally with major reconfiguration of the existing home.
βœ“
Premium finish level addition
Premium β˜… MOST POPULAR
Custom or semi-custom cabinetry, designer tile, upgraded fixtures, and elevated finishes. The most popular finish level for primary suite and family room additions where the new space is meant to feel meaningfully better than what was there before.
βœ“
Essential finish level addition
Essential
Quality semi-custom cabinetry, durable stone, mid-grade fixtures, and finishes that match the existing home cleanly. The right choice when the goal is to make the addition feel like it was always part of the house.
βœ“
Not sure of finish level
I'm Not Sure Yet
That's exactly what our in-home consultation is for. We'll walk through your existing home, look at what you have, and help you land on a finish level that fits both the project and your investment range.
βœ“
Is this addition going to be single-story or second-story?
Single-story additions tie into the existing roofline. Second-story additions add a new floor on top of an existing single-story home and carry more structural work, more disruption, and meaningfully higher cost per square foot.
Single story addition
Single-Story
Building out, not up. The addition sits at grade level and ties into the existing roofline. The most common type of addition, and meaningfully less expensive per square foot than building a second story.
βœ“
Second story addition
Second-Story
Building up. A new floor placed on top of your existing single-story home. Requires structural reinforcement of the existing house, a new staircase, and reconfiguration of the existing roof. The right answer when the lot can't accommodate a single-story addition.
βœ“
Not sure single or second story
I'm Not Sure Yet
No problem. Most additions we build are single-story, so we'll use that as the basis for the estimate. We'll walk your lot together during the consultation and confirm which option makes sense.
βœ“
How much will the existing house get reconfigured?
An addition is rarely just new construction. The amount of work done at the tie-in point, and how much of the existing house gets reworked to flow with the addition, is one of the bigger swing factors on the project total.
Simple tie-in to existing house
Simple Tie-In
The addition connects to the existing house through a single doorway or opening. The rest of the existing house stays as it is. The least expensive and least disruptive approach.
βœ“
Moderate reconfiguration of existing house
Moderate Reconfiguration
A wall or two come down to open up access between the existing house and the addition. Some adjacent rooms get reworked to flow with the new space. The most common scenario for primary suite and family room additions.
βœ“
Major reconfiguration of existing house
Major Reconfiguration
The addition is paired with a substantial reworking of the existing house. Floor plan changes, multiple walls relocated, the kitchen or primary suite reconfigured to integrate with the new space. Essentially an addition plus a partial remodel.
βœ“
Not sure of impact on existing house
I'm Not Sure Yet
That's exactly what design is for. We'll walk through the existing house with you and figure out what reconfiguration makes sense once we see how the addition wants to connect.

What Happens Next

Getting an estimate is easy. Getting the right plan is where most home additions fall apart.

A home addition involves more decisions than most homeowners expect. Where it ties in, how it flows with the existing house, what happens to the roof line, what the foundation will allow, how new finishes can feel like they’ve always belonged. Without a plan that ties those decisions together, even thoughtful homeowners end up with an addition that’s close to what they pictured but never quite right.

A roof line that doesn’t quite work. A new room that feels added on rather than built in. Scope that grew without anyone catching it in time.

That’s where the planning conversation matters.

Here’s how we make sure your home addition starts the right way:

1
We walk through your estimate and your vision

We sit down with you in person or by phone to talk through what you selected and the picture you have in your head of how this addition should look and feel when it’s finished. We make sure the new space flows with the rest of the house, not just sits next to it.

2
We align your goals with your investment

We talk through the choices that drive the overall investment and how each one connects to what you’re trying to accomplish. You walk out with a clear understanding of what matters most, where your money has the most impact, and how to phase or prioritize the work.

3
You walk away with clarity on your next step

Whether you decide to move forward with us or take time to think things through, you’ll know what it takes to get the home you want and how to get there without losing the thread along the way.

Every Hochuli project is fixed price, fixed contract, with everything in writing before a nail is driven. You’ll know exactly what you’re paying for before construction starts, even on a project that involves a new foundation, a new roof line, and tying into the home you already love.

If you want to get this right the first time, this is your next step.
