How Much Does a Kitchen Remodel Cost in Phoenix, AZ? Real Ranges and What Moves Them

You have probably been thinking about this kitchen for a while. Two years, five years, since the kids left. Every time you get close, you go looking for a number, and what comes back is a mess of figures between $15,000 and $200,000 with no explanation for the gap. So you close the laptop and the kitchen stays as it is for another season.

You've put this off for years. We get it.

The problem is not that kitchens are expensive. It is that the number feels unknowable, and nobody wants to sign something they cannot see the bottom of. That is a solvable problem, and solving it is most of what our design phase does. This article is the part that happens before any of that: what the ranges are, where they come from, and what moves them.

Because they are describing different kitchens and almost never telling you which.

The most cited source in this industry is the annual Cost vs. Value Report from Zonda and the Journal of Light Construction. It is a serious piece of work. It compares 28 remodeling projects across 119 markets, and we have referenced it here for years.

It also defines its terms, which is where most of the confusion resolves. Here is what the report means by a major midrange kitchen remodel: update a 200 square foot kitchen with 30 linear feet of semi-custom wood cabinets including a 3 by 5 foot island, laminate countertops, a double tub stainless sink, an energy efficient range, a vented hood, a built in microwave, dishwasher, disposal, lighting, and new resilient flooring.

Read that again, because the whole gap lives in it.

Laminate countertops. Resilient flooring. A 200 square foot box with the layout exactly where it already was. That is a real project, and the national number for it is $82,793. It is also not what anyone has described to us in an in-home meeting in the last ten years. Nobody sits at their kitchen table and says they have waited eleven years for laminate.

So the published average is not wrong. It is answering a different question than the one you are asking. Add the stone, the cabinetry, the venting and the layout change, and you have left the benchmark kitchen behind. The number moves because the kitchen moved.

The second reason the figures disagree is who is reporting. A cost aggregator publishing a $27,000 Phoenix average is reporting mostly cosmetic work, then mixing it with full remodels into one number that describes neither.

We sort kitchens into three levels. These are our Phoenix ranges, from our own projects, not a magazine's national averages.

Two things worth saying about that table. First, the levels are not quality grades. An Essential kitchen is built the same way and by the same crews as an All In kitchen. What changes is scope and selections, not workmanship. Second, most people land in the middle, and most people are surprised by which decisions put them there. It is rarely the countertop.

One thing, and it is not the finishes.

Does the layout move? That question is worth more dollars than every other decision on the list combined. Keeping the sink, the range and the refrigerator roughly where they are means the plumbing, the gas and the branch circuits stay put. Moving them means opening the slab, rerouting supply and drain lines, running new gas, and pulling new circuits through walls that are about to be closed up.

If you want the drivers broken down further, with current tier pricing beside them, our kitchen remodel cost page goes deeper than an article can.

Three reasons, and only one of them shows up in a national calculator.

Slab construction. Most Valley homes sit on a concrete slab with no basement and no crawlspace underneath. There is no convenient space below the floor to reroute a drain line. Moving a sink means cutting concrete, running new drain, and patching, which is why the layout question carries more weight here than it does in a market where somebody can stand under the kitchen and work.

Costs run above national benchmarks, not below. An older version of this article told readers Phoenix ran a little under the national average. That is no longer what we see. Phoenix-area remodeling has run above national benchmarks in recent years, and kitchen costs here are up roughly 60 percent since 2019. Based on the past several years, we tell people to plan on 5 to 8 percent a year in continued increases when they are weighing whether to start now or wait. Waiting is a legitimate choice. It is rarely a less expensive one.

Per square foot comparisons mislead here. You will see contractors quote kitchens by the square foot. We do not publish per square foot figures, because they invite a comparison that does not hold. Two 200 square foot kitchens in the same neighborhood can differ by $80,000 based on whether the plumbing moved and what went into the cabinets. A per square foot number hides the one variable that decides the price.

Permits are their own item. Cosmetic work usually needs none, while moving plumbing or gas, altering electrical service, or touching a load-bearing wall does. The City of Phoenix Planning and Development Department publishes what requires a permit, and every Valley city runs its own process. On projects that need review, we plan on 6 to 10 weeks in Phoenix based on our own project history.

Here is the question almost nobody asks before signing, and it decides whether the number you are given is the number you pay.

How many allowances are in this price?

An allowance is a placeholder. The agreement carries $9,000 for cabinets before anyone knows which cabinets. It looks like a price. It is a guess with a dollar sign on it, and when your selection lands above the guess, the difference comes back to you as a change order, after you are committed and after demolition.

We do not use allowances. We do not use contingency funds either, for the same reason: a pre-agreed pot of money for unknowns quietly removes the pressure to plan completely, and shifts the cost of incomplete planning onto you. A kitchen involves somewhere between 60 and 150 individual selections across more than 30 categories. We price every one of them with you during design, before there is an agreement to sign. That is what makes a fixed price fixed.

Three more commitments, in writing, because you should be able to ask any remodeler for the same four:

We absorb our own errors. If we get something wrong, it never arrives as a change order.

Found conditions are disclosed the same day we find them. Not at the weekly meeting, not at the end.

A change order carries a photograph of what we found, the solution, the price and your revised project total. Ours typically run $2,000 to $5,000 when they happen. You can read exactly what a change order is and when we write one.

Ask the three firms you are considering those four questions. How the answers come back will tell you more than any estimate will.

Construction runs 8 to 12 weeks on a Hochuli kitchen. That figure is construction only, and it is worth being precise about, because contractors quote it both ways and the difference is months.

The full arc is longer. Design and selections come first, then permits where the scope requires them, then the build. If you want the whole sequence laid out, our home remodeling process page walks through it phase by phase.

We publish our misses too. On one recent project we estimated 9 to 10 weeks and it ran 12. A contractor who only ever publishes the good number has published nothing.

Some of it. Less than most kitchen articles imply, and we would rather tell you now than have you find out from an appraiser.

The only kitchen project that beat its own cost is the minor remodel, and that project is cabinet doors, counters, appliances and flooring with nothing structural touched.

So if resale value is your sole objective, a smaller cosmetic refresh returns more per dollar than a full remodel does, and you should hear that from us even though it is the smaller job.

Most of the people we work with are not remodeling to sell. They are remodeling because they intend to be in this house for fifteen more years and are finished waiting for a kitchen that works. Measured that way the math looks different. A kitchen gets used several times a day, every day, for as long as you live there, and that is the return most homeowners are buying.
