You have a list. It might be on the refrigerator, or in a folder of saved photos, or just running in your head on the drive home. The kitchen that never worked. The primary bathroom with the tub nobody has used since you moved in. The flooring you have stopped noticing because you gave up on it.

You've put this off for years. We get it.

Here is the part that surprises people. The option that feels careful, one room at a time, spread out, easier to absorb, is usually the one that costs more and takes longer in total. And the option that feels reckless, all of it at once, is usually the one that gets you back to normal life fastest. Feeling careful and being careful are not the same thing here, and that is worth a few minutes of your time before you decide.

Does remodeling several rooms at once cost less?

Usually, yes, when the rooms have something to do with each other.

A remodel carries two kinds of cost. There is the cost of the work itself, which does not change much either way. New cabinets cost what new cabinets cost whether you order them this year or in three years. Then there is the cost of running a project, and that one attaches to the project rather than to the room:

• Permits and inspections
• Mobilization, meaning getting the job set up and the crew and materials on site
• Dumpster and portable toilet rentals
• Dust barriers and floor protection through the working areas
• Design time and supervision

Every one of those gets paid once on a combined project, and once again every time you start over. That is the whole mechanism, and it is why our multi-room page exists as its own page rather than as a footnote on the kitchen page. There is a second saving underneath it that nobody puts on a spreadsheet. Trades stop coming back. One plumber visit that covers a kitchen and two bathrooms is not three plumber visits, and it is not three rounds of scheduling and two more rounds of drywall and paint.

Now the limit, because this is where most articles on this subject overpromise. The savings only show up when the rooms share something. A kitchen and the great room next to it share a wall, a floor run and the same dust. A kitchen and a detached casita in the backyard share a driveway. Combining the first pair saves money. Combining the second pair mostly just makes the disruption last longer.

There is also a design reason to plan connected rooms together. When the kitchen, great room and foyer are part of one scope, flooring, sightlines, cabinetry, lighting and finishes can be resolved as one composition instead of three separate decisions. That does not mean every room has to match. It means the transitions are intentional.

For what it is worth, you are not unusual for planning several rooms at once. Harvard's Joint Center for Housing Studies has tracked homeowner improvement spending above half a trillion dollars a year in its quarterly Leading Indicator of Remodeling Activity. That spending does not tell you how many homeowners are combining rooms, but it does show how much remodeling activity is moving through the market.

What does combining rooms cost you up front?

Three things, and they are worth naming plainly.

One larger number instead of several smaller ones. Even when the total is lower than doing the rooms separately, the total arrives all at once, and a combined project is easier to price than it is to look at.

A longer design phase. More areas means more decisions, and they have to be settled before construction commits, not during it. That is deliberate on our side. Every decision left open until the walls are apart is a decision made under pressure, and those are the expensive ones.

More of your house offline at the same time. This is the cost that matters, and it is the next section.

What we can tell you is that borrowing to build now instead of waiting is arithmetic rather than instinct, and it does not always land where people assume. Can you still live in your house while several rooms are open?

Most of our clients do. Whether you can comes down to which rooms, not how many.

I will say this as plainly as I can, because it is the thing homeowners underestimate most. Losing daily access to your kitchen is the most inconvenient remodel to live through, and losing the primary bathroom is close behind, in some ways worse. The constraint is almost never the size of the project. It is plumbing.

None of that is complicated. It just has to be decided before demolition rather than discovered during it, which is another reason the whole scope gets designed before anything comes apart.

There is one more thing that changes when more of the house is open at once, and it is not obvious until it happens to you. Dust stops being a room problem and becomes a house problem. Demolition dust travels through the return air, and enough of it in the filters will freeze the coils on the air conditioner. The air stops moving and the house just keeps getting warmer, which in a Phoenix summer is not a small thing. It is a filter and a service call to fix, and almost nobody connects the two events when it happens.

How much longer does one large project take?

Less than you would guess by adding the rooms together, because the trades overlap. The electrician is not standing still waiting for the tile setter to finish.

Here are real construction durations from our own jobs. These cover construction only, once permits are in hand. Design, selections and permitting sit ahead of all of them.

Add the front end plainly. Permits in the city of Phoenix have been running 6 to 10 weeks on our projects, and every city in the Valley runs its own process and its own clock, so the same project in Scottsdale and in Tempe are not on the same calendar.

What needs a permit follows the same logic as the rest of this article. The city requires permits for wall removals, room additions, electrical rewiring, and plumbing work that moves or adds a sink, toilet or tub. It requires none for flooring, for replacing a plumbing fixture where it already sits, or for swapping cabinets into existing locations with no electrical or structural change. What if you want all of it, just not all at once?

That is most people, and it is a reasonable position rather than a compromise.

Phasing works. What decides whether it works well is where you draw the boundary between phases. A boundary that holds is one where nothing you finish has to come back out later. A boundary that does not hold is a floor laid this year through a doorway that moves next year, or a freshly painted wall that has to open again to reach a drain.

Who should not combine rooms into one project?

We would rather say this now than after you have paid for a design.

If your house has one bathroom and you cannot leave. Combining anything with that bathroom does not work. There is no clever workaround, and anyone who tells you otherwise has not lived it.

If the rooms have nothing to do with each other. No shared wall, no shared plumbing line, no shared panel, no shared dust. Then combining them buys you very little and costs you a longer stretch of disruption.

If the later rooms are not decided. If you know exactly what you want in the kitchen and you are still undecided on the bathrooms, forcing them into one scope means making bathroom decisions on the kitchen's schedule. Those are the decisions people regret.

If the number has to be smaller than the whole scope. Then the right project is the one room that bothers you most, done properly, and the rest later with the boundary drawn on purpose. We will tell you that in the first conversation rather than the fourth.

How do you find a contractor who can run a project this size?

"Get referrals and interview a few" is not useful advice, so here is what to ask, along with our answers so you can compare.

Who is on my site every day, and how do I reach them?

A multi-area project without a daily on-site lead drifts. Ours has a field superintendent on site, and Scott stops in through the project on his own besides.

How will I know what happened today?

We log every workday with photos and a short summary in our project management system, and you can read it wherever you are. One client's coworkers used to gather at her desk at four o'clock to see the day's progress.

What happens when you open a wall and find something?

On our projects it is disclosed the same day, and it becomes a written change order with a photograph of the condition, the solution, the price and the revised project total. We do not use allowances, which are placeholder prices for decisions nobody has made yet, and we do not carry contingency funds. And our own errors are ours. They never become a change order.

How do you protect the rest of my house?

Ask this one out loud and listen to how specific the answer is. Vagueness here predicts your next four months.

What is the warranty, in writing?

Ours is two years on labor and installation.

One structural point that matters more on a multi-area project than on any single room. With design and construction under one roof, sequencing is not a handoff between two companies who each blame the other. The people drawing it are the people building it.
